Homebuilder Q + A
What makes Trailside stand out? We asked the architects of Beazer Homes for all the details on their latest collection in Park Circle.
How is the Trailside home collection different from The Porches?
The aptly named Porches neighborhood features street-facing verandas, overlooking the heart of the action in Harvest Park. Trailside features single-family homes with shared motor courts, providing more space between homes without compromising square footage, to help maintain peaceful privacy.
How are the Trailside plans unique, compared to other neighborhoods Beazer builds? What makes them particularly special?
At Trailside, homeowners will love the low maintenance design. The neighborhood features small backyards and no driveways or front yards, promising easier upkeep and lock-and-leave lifestyle. Each plan is carefully crafted for different needs. For example, the Navarra plan faces the street and makes it easier for social butterflies to catch up with neighbors while the Caspian and Shetland offer more privacy.
What type of homebuyer will like these homes, and why?
Trailside will attract first-time homebuyers and mature buyers alike because these plans offer low maintenance living without shared walls. All plans have small yards that provide private outdoor space and separation from neighbors, but not so large that upkeep becomes a burden.
Has Beazer made changes to home designs based on home shoppers’ shift in needs during the pandemic? If so, what were they?
In response to more people working from home, Beazer is incorporating dedicated work from home spaces depending on the product. Also, Beazer offers Choice Options, which are no cost room options that allow buyers to choose a layout that suits their specific needs. Some plans for example, offer a Choice Study in lieu of a Choice Bedroom downstairs or a Choice Loft in lieu of an upstairs bedroom.
What kinds of considerations do you make as a builder when determining what types of homes to build in a community?
Understanding our prospective buyers is what sets a community up for success. Different life stages and lifestyle preferences impact decisions about square footages and single or 2-story living. These preferences influence our product features such as garage count, standard bedroom and bath count, and the amount of outdoor living space.
What is the most surprising positive consumer feedback you’ve ever received?
We have been officially welcoming home shoppers to Park Circle for one year! And, it is interesting to see how our visitors feedback has evolved. Initially, our conversations focused on finding the largest homes and homesite locations. Today our conversations have changed to focus more on finding the most efficient spaces for the best value. Trailside answers to both efficiency and value with its thoughtfully designed plans that support our buyers lifestyles. And, our Mortgage Choice Program is also a big hit as it is puts a priority on our home buyers receiving the most competitive rates and payments. Instead of having one lender, Beazer provides the services of multiple lenders who compete for their mortgage. That means that our Buyers get to choose the best lender, rate and program that best suits their individual needs.
As homebuilders, where do you find inspiration? Was there something that specifically inspired Trailside?
Location and the history of the land. We look to build in areas that offer families the opportunity to attain a home, while still being close to metro areas and amenities for everyone to enjoy.
From the perspective of builders and architects, are there certain aspects of the home that you are most excited to design? Why?
It is always exciting to design the building exteriors because they create the first impressions of a home. It is also the chance for architects to have more creative liberty with forms, massing, materials and colors.
In your opinion, is there an aspect of designing a home collection that is the most challenging, or requires the most thought?
The main living spaces, comprised of the Kitchen and Great Room, require careful thought—these are the spaces that people spend the most time in. Consideration is given to how the spaces will function, as well as quality defined by natural light, views, and relationship to outdoor spaces.
For nine generations, Beazer Homes has built houses that families are proud to call home. They’ve had many best-selling neighborhoods in San Diego County. Trailside joins The Porches as Beazer’s second neighborhood in Park Circle.
